List of Rules and Regulations

Rent is due and payable on the first day of each month. |

A $10 deposit is required for the mail box key. |

3. |
Should there be more than one person on the lease, only one rent cheque for the total amount of rent due will be accepted but the landlord may collect the payment from any one of them. |

4. |
A notice to terminate must be delivered, in writing to the management of the premises, one full calendar month prior to the date of vacating. Such notice is effective only at the end of any given month and must be delivered to the management prior to the first day of the month. A tenant shall vacate the premises no later than 12:00 noon on the first day of the lease. Note: two full months calendar notice must be given when the tenancy has continued for twelve months or more. |

Move-in and out inspections are carried out between the hours of 9:00 am and 4:00 PM Monday to Friday. All appointments must be made at least 24 hours in advance. |

Every tenant shall be responsible for and make good any damage caused to any part of the premises, building and suite done into the process of moving into or out of the said premises, building or suite |

7. |
No structural alterations, painting, papering or redecorating shall be done by the tenant without the written consent of the landlord. Should the tenant make any alterations or improvements to the premises without the prior express written consent of the landlord, or should the tenant damage or depreciate the premises, then the full cost of restoring the premises to their prior condition shall be borne by the tenant and promptly paid, on written demand, to the landlord. |

No additional locks or change of locks shall be permitted on any door of the apartment without the written consent of the landlord. |

No pets or animals of any sort shall be allowed in or about the premises (note: subject to the approval of management, small pets will be allowed) |

Waterbeds are not permitted |

11. |
Locked out: a minimum call out charge of 40.00 will be levied |
|
12. |
Small picture hooks only (nail type) are to be used for hanging pictures and mirrors. No plant hooks are allowed to be placed in the ceiling |

13. |
Water shall not be left running unless in actual use. To prevent flooding, shower curtains shall be put inside the bathtub. Any damage caused to the building or premises resulting from any such overflow shall be made good by the tenant. |

14. |
Doors from halls to suites must be kept closed. Fire doors in hallways must be kept closed at all times. |
|
15. |
Children are not allowed to play in the hallways or stairwells at any time. |
|
16. |
Smoke detectors are installed under territorial legislation. Tampering with them is an offence. There will be a minimum charge of $40.00 to reconnect any smoke detector a tenant has disconnected. |

17. |
The use of a washing machine, dryer or dishwasher is not permitted in the suite |
|
18. |
Radios, television sets, stereos, etc. shall not be played in a loud manner at any time. The playing or practicing of any musical instrument is not permitted. No tenant shall make or permit any disturbing noises in the building whether made by the tenant, his family, friends or servants, nor do permit anything by such persons that will interfere with the rights, comfort or convenience of other tenants. |

No antennae, wires, or other appurtenances shall be placed on, or attached to, the roof or on the walls of the building without prior written consent of the manager. |

20. |
No tenant may throw or drop, or permit to be thrown or dropped, anything out of windows or from roof tops and they must not place or hang, or permit to be placed or hung, anywhere on the lands or buildings any articles of any description. 21. |
It is the responsibility of the tenant (sub-tenant) to ensure all windows (inside and outside) are closed during the cold months. Failing to do so, and the heat lines are frozen, the tenant (sub-tenant) will be held financially responsible for all damages incurred both in their suite and any other areas related to the freeze up |

22. |
Where the heating register runs along the floor under windows, draperies will not come lower than 10" above heat registers. This will prevent the freezing of the lines and prevent blockage of the heat to the rest of the suite. |

23. |
In the event of fire starting in the tenant's suite all damages to the building not covered by the owner's fire insurance policy shall be paid by the tenant immediately upon demand. |

24. |
Balconies: the balcony is not to be used for
storage of personal belongings. This includes, but is not limited to toys, bicycles,
garbage containers, strollers, etc.

25. |
Storage room: all baggage or other property of tenants stored in the storage room or elsewhere shall be at the tenant's risk. Any property left on the premises outside the laundry or any other public area are at the tenant's risk and must be identified with the tenant's name. |

26. |
Parking privileges: the tenant shall park in the designated parking space reserved for vehicular parking such as automobiles, motorcycles and pick-up trucks but excluding, without written consent of the Landlord, trailers of any kind, mobile homes, campers, buses or trucks larger than three-quarter ton. Further, the tenant agrees not to disassemble any motor vehicles of any kind in, on, or near the premises without the written consent of the Landlord. |

27. |
Power cord: no power cords shall be strung from the apartment or building for any use whatsoever. |

28. |
General: the tenant hereby waives and releases the owner and the agent from liability in connection with the tenant's use of the premises and of the building itself, and in particular, with the tenant's use of the laundry rooms and parking areas, or such of these facilities as may be provided by the owner. |

29. |
Garbage: all garbage and / or refuse of any sort must be wrapped or put into plastic bags and disposed of in the containers provided. A fine of $40.00 per time will be levied against anyone not complying with this rule. |
